The Portugal Golden Visa is a residency by an investment program that was launched in 2012. As of November 2021, 10,170 residence permits for investment were issued by the Portuguese government. Out of the 10,170 permits, 9,514 were for Real Estate Purchasing making it the most popular investment option for the Golden Visa.
The usual minimum investment threshold for real investment is €500,000. If you acquire a 30 year old property and renovate it, then the threshold falls down to €350,000. However, the Portuguese government offers a reduction if you invest in a low-density population area.
Low-Density Areas
To prevent a real estate bubble from happening, the Portuguese government offers a 20% reduction on the minimum investment required.
So why isn’t this the most popular option? Well, while it is a significant reduction in the minimum investment, you must remember that real estate in low-density areas is harder to rent or sell.
Besides, there are fewer options for real estate in the lower-density areas. Most of Portugal’s population is in or around its large cities, which means that real estate outside of these areas might not yield a solid return on investment.
This option is usually taken advantage of by those who wish to retire in Portugal, and prefer to live somewhere away from the noise of the big cities.
